NH Real Estate Market is rebounding

From the prospective of an active real estate agent, I believe the market here in NH is rebounding despite the abundance of foreclosure properties available.

What makes me think this, one may ask? Well, in the past six months I have noticed a significant change in the type of buyers looking to move. More home owners are taking a “step up” in home size and price.

Last year at this time many of the buyers in the market were first time home buyers looking to score on the glut of foreclosure properties available and that was not a bad thing. First time home buyers are the people who drive the real estate market.

The problem has been that many home owners were staying put in their entry level homes, thus causing the mid price range homes to linger on the market for no apparent reason except, there was no one to buy them.

Well this has changed and I have noticed a marked upswing in the number of home buyers “moving up” this year. Many buyers realized that the interest rates were still low (a condition not guaranteed to last) and if they priced their homes to sell then they could “move up” to a home more suited to their wants and needs.

Happy Anniversary to my other half – 41 years is not such a long time!

Today my husband and I celebrate our 41st wedding anniversary. I realize that by today’s standards this is considered to be quite a feat but I want you to know that although the road has been rough at times, it feels like only a while ago that we were those two young kids who exchanged vows and started this roller coaster ride called marriage.

We met when I was a high school junior and he was getting ready to go into the Navy. Remember the song, “Summer of ’69″? Well we were there and lived it. Mike had planned to go to Woodstock but never made it there. Instead, that was when we found out that we were expecting our firstborn. So you guessed it, we told our parents and then we were married on a rainy Saturday after Labor Day all those years ago.

Most people we knew said it would not last but I knew one thing, I had made promises before God and I intended to keep them with His help and guidance.

Can I say we were always in love? No I can’t in fact probably just the opposite. But then again what is love? 1Cor. 13 gives a description of love and it is not a feeling as most think. Love is action, it is a decision we make.

Today I want to thank my husband for sticking it out, for loving me when I was unlovable and for deciding to grow old with me instead of trading me in for a younger model. I believe that the best is yet to come for us. Happy Anniversary Honey.

Deerfield, NH, home to the Deerfield Fair, hosts it’s 134th

The Deerfield Fair is scheduled to begin September 30, 2010 and run through October 3, 2010. This years fair will be the 134th annual.

Amongst the colors of Autumn in this quaint Agricultural Town of Deerfield, NH, one of the states best old-fashioned country fairs plays host to thousands of visitors.

This years fair will feature numerous displays including; farm fresh produce, canned goods, baked goods, hand-made wares, artwork, Etc. In addition there will be farm animals from sheep to pigs and oxen to horses.

One of the big draws at this event is the horse pulling contest where a team of horses driven by their owner/trainers attempt to pull weights upward of 3000 pounds on a wooden sled in the dirt. Sound interesting? You may want to check it out.

Among the numerous displays and contests are of course the food booths and carts. You can expect to find fresh-cut french fries, onion rings, buffalo burgers, cotton candy, candied apples, sausages, fried dough, fresh apple crisp and a myriad of other treats along the way.

Then there is the midway – this is where the kids go wild! Rides and games are the main stay here. Special deals are offered on a couple days allowing the ride enthusiasts to experience each ride as many times as necessary with the purchase of one $20. ticket.

Repercussions of the Government funded Tax Credit

Many Buyers have stepped into home ownership with a little incentive from the US government in the past couple of years. Some who jumped in first received a tax refund of up to $7500. that had certain payback notifications attached to it.

If you received the “first time” home buyer credit of up to $8000. or if you received the home buyer credit offered later I want to make you aware that, in certain instances, you may be required to repay that money.

According to the New Hampshire Association of REALTORS, “Any transactions in the next few years which involve property purchased with the aid of the tax credit could result in a significant unexpected tax bill to the sellers.”

Apparently, the government is expecting people who received this windfall to stay in the homes they purchased for at least three years. So, in order to avoid an unpleasant or costly situation, be sure to check with an attorney or a tax professional for advice prior to listing your home for sale.

Now that the tax credit has ended, please be advised that prices on homes are holding steady here in NH and interest rates are still low so it is a great time to think about moving up to something bigger or downsizing to a home that will allow you more freedom to do those things you’ve been adding to your “Bucket List”.

1st Time Home Buyer Tax Credit Extended!

The 1st time home buyer tax credit due to expire November 30th has been officially extended and expanded.

1) 1st time home buyers – or anyone who hasn’t owned a home in the last three years – would still get up to $8,000. To qualify, buyers have to sign a purchase agreement by April 30, 2010, and close by June 30.

2) Buyers who have owned their current homes at least five years would be eligible for tax credits of up to $6,500. (Nice push for trade up/down)

3) The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000. (Significant increases above current regulations)
