The 1st time home buyer tax credit due to expire November 30th has been officially extended and expanded.

1) 1st time home buyers – or anyone who hasn’t owned a home in the last three years – would still get up to $8,000. To qualify, buyers have to sign a purchase agreement by April 30, 2010, and close by June 30.

2) Buyers who have owned their current homes at least five years would be eligible for tax credits of up to $6,500. (Nice push for trade up/down)

3) The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000. (Significant increases above current regulations)

How often do you have someone tell you that you are a Rock Star Superhero all rolled into one? It happened to me today.

I am pumped but really, the Rock Star Super Hero  is my clients. They hired me to do a job – find them a home and help them negotiate a good price to buy it. I did my job – I found them a home that suited their needs and wants. Then I advised them to put their “best foot forward”. We put together a strong offer that I thought would give them the best chance of beating another offer we were up against. We did not know the terms or conditions of the other offer. My clients listened to my advice.

When you hire a buyers agent to help you find a home remember to be sure you trust them to give you good advice. You may need to interview a couple agents before you find that person. Once you find that person, hire them and listen to their advice.
